What is List Stacking?#

List stacking combines multiple data points to find the most motivated sellers.

The concept: A property owner with multiple motivation indicators is more likely to sell.

Example Stack:

  • High equity (2 points)
  • Absentee owner (1 point)
  • Pre-foreclosure (3 points)
  • Inherited property (2 points)

Higher stack = higher motivation.

Creating a Stacked List#

  • Go to Lead Finder > List Stacking
  • Select your base criteria (location, property type)
  • Add motivation layers
  • Set point values for each layer
  • Filter by minimum stack score
  • Export or add to campaign

Popular Motivation Layers#

High Motivation:

  • Pre-foreclosure
  • Tax delinquent
  • Code violations
  • Vacant properties

Medium Motivation:

  • High equity
  • Absentee owner
  • Long ownership (10+ years)
  • Inherited

Low Motivation:

  • Free and clear
  • Out of state owner
